Situated in a quiet position within the popular village of Yatton, yet conveniently placed for the village centre, this well-proportioned detached home offers generous accommodation, excellent downstairs space and a particularly attractive mature garden.
The property has been extended over the years to create a larger kitchen and separate dining room, resulting in around 1,100 sq ft of accommodation overall. Whilst the house would now benefit from some updating, it has excellent proportions and a very good layout, providing plenty of scope for a new owner to put their own stamp on it.
The entrance hall leads into the main ground floor accommodation, with the sitting room positioned to the rear of the property. This is a particularly light and airy room, with large windows and sliding doors opening directly onto the garden, creating a lovely connection between the house and outside space.
The extended kitchen is a generous room with an excellent amount of worktop and cupboard space, together with space for the usual appliances. A separate dining room provides useful additional living space and is a good-sized room in its own right. This has previously been used as an additional bedroom, highlighting the flexibility of the ground floor accommodation.
Upstairs, there are three well-proportioned bedrooms, all served by the family bathroom, which is currently arranged as a wet room/shower room.
Outside is where the property really comes into its own. The mature garden is a particularly attractive feature, with established planting, lawned areas, paved seating spaces and a lovely sense of privacy. There is also a charming summerhouse and a pond, along with plenty of space for pots, planting and outdoor entertaining. The garden has been thoughtfully developed over many years and gives the property a very established feel.
To the rear, there is parking and a single garage, providing useful off-road parking and storage. Along the side of the property, there is also ample space to accommodate a caravan, small boat or other recreational vehicle.
What we love about the property... Overall, this is a good-sized detached home in a quiet yet convenient Yatton location, offering flexible downstairs accommodation, three bedrooms and a beautiful mature garden, with the opportunity to update and modernise the house to suit individual tastes.
