May – June 2026 Newsletter

The Debbie Fortune team are continuing to buck the wider market trend. While sales nationally and regionally have dipped 3–5%, the team agreed almost 30% more sales between January and May 2026 than over the same period last year.

A big shift in 2026 has been supply. New listings are running ahead of 2025, and buyer choice has reached its highest level for this time of year since 2015. Across the team’s core areas of North Somerset and Somerset, that means more competition between comparable homes, longer marketing periods and a real need for realistic pricing.

Affordability is still shaping decisions. The South West is particularly sensitive to mortgage rates, as average house prices sit high against local incomes. Rightmove notes that demand is strongest for sensibly priced family homes and softer at the premium end, while the Office for National Statistics reports that values are broadly holding up even as sellers compete harder for each buyer.

March – April 2026 Newsletter

Managing director Lisa Baines takes a look at the latest activity in the property market — and the picture is one of steadiness. Despite continued reports of wider economic uncertainty, the market itself remains resilient. Current forecasts point to modest house price growth over the next couple of years rather than sharp swings in either direction, and that measured pace is reflected in the team’s day-to-day work.

Locally, things remain encouraging. A strong number of sales are still being agreed, with many properties attracting excellent interest — particularly those priced correctly from the outset and presented beautifully.
What’s clear is that this is a price-sensitive market. Buyers are motivated, but they’re also well informed and considered in their decisions. Homes positioned accurately from day one tend to achieve the best results, often with healthy competition, while those pitched slightly above the market can be slower to gain traction.

The team’s advice stays consistent: accurate pricing is key, first impressions matter more than ever, and early momentum leads to the strongest outcomes.

January – February 2026 Newsletter

There’s plenty to celebrate too. Debbie founded the company on 16 January 2009, and it’s now 17 years on. The team are proud to still be serving the local community as neighbours, advocates and trusted guides through every step of the property journey — many customers are long-standing, having been helped to move several times over the years. Next stop: our 20th anniversary in 2029.
