Property Description
Rarely do houses of this calibre come to the market, especially within such close proximity to the heart of the village. Number 4 Derham Close offers a combination of unspoilt mid century charm, positioned within a generous plot and having spacious accommodation throughout. Level gardens to the front with plentiful parking in turn leading to the garage and beyond to the front door. Once inside, the entrance hall has access to the downstairs cloakroom and a handy pedestrian door into the garage.
An attractive and spacious sitting room overlooks the front gardens, this generous room is flooded with light from the large picture window, again very much in keeping with the era of the build. A particular feature of the sitting room is the open-tread hardwood staircase leading to the first floor. Beyond the sitting room, a set of original and charming bifolding doors open through to the dining room which in turn looks over the pretty rear gardens via the large patio doors . Onto the kitchen. Fitted with a sturdy range of both wall and base units, a breakfast bar separating the kitchen to the dining area which looks over the rear gardens with a large window and side door giving access to the patio. This room is ripe to be refitted and updated by new buyers to take advantage of the space on offer. There is a further opportunity to extend to the side of the garden with the relevant consent.
Open tread stairs lead to the first floor with a large fixed window on the half landing with light flowing into this open space. The first of the four bedrooms sits to the front of the house and has fitted wardrobes, the second bedroom also overlooks the front gardens. With an airing cupboard to the landing space and a family bathroom with generous walk in shower. Bedrooms three and four look out to the pretty rear gardens and complete the accommodation to this floor.
Whilst the front level gardens are primarily laid to lawn, there are areas of mature planting with trees and shrubs having been lovingly tended over the years, the garden enjoys an open aspect to the particularly quiet cul de sac beyond. A path gives access to the enclosed gardens to the rear with an area of patio leading to a turfed lawn with generous borders, again mature shrubs and trees and a further area of patio to the end of the garden where there is also a garden shed.
OUR VENDORS SAY.
Having been brought up in our family home, myself and my brother have nothing but fond memories of our formative years living in a warm and such welcoming house. We learnt to ride our bikes in the quiet cul de sac and loved the proximity to everything that Yatton has to offer. We hope that the new owners enjoy the house and make fond memories that we will never forget.
