Property Description
Converted approximately 17 years ago from farm outbuildings, it sits in a sizeable plot with views towards Sand Point and its National Trust land and is a stones-throw from the beach and the wonderful coastal walks this area has to offer.
The property itself has been cleverly designed to bring the outside in, with vast amounts of glazing having been perfectly positioned to allow for uncompromised views, whilst retaining a high sense of privacy. The dual aspect sitting room enjoys double doors on both sides of the house and the current owners have introduced a contemporary media wall and fitted a log burning fireplace which completes the room in the winter months. Besides this is an impressive games room with access to a cloakroom/WC and double doors open on to the front patio as do all the rooms on this side of the house. The family kitchen overlooks the gardens to the rear and is fully fitted to offer a great amount of storage, whilst the large kitchen island makes this a highly sociable space. There is room for an American style fridge/freezer and an electric Rangemaster cooker plus an integrated dishwasher and washing machine. This leads directly onto a very spacious dining room.
The primary bedroom is situated on the far end of the property with vaulted ceiling, copious built in wardrobes and a sumptuous ensuite with spa bath and walk in shower. The entire property enjoys underfloor heating and stunning Karndean flooring throughout, including this bedroom.
There are three remaining bedrooms made up of two doubles, one with built in wardrobes, and a large single with built in wardrobes that are served by a family bathroom with bathtub and walk in shower.
Without doubt, the outside space is just as impressive and the wrap around gardens makes this a wonderful property for those seeking the peace of a rural setting. This home is also a haven for entertaining with an effortless flow from the house to outside. There is a vast, gated driveway at the front the house with a large timber carport for several vehicles and a sizeable summer house that could easily be used as a home office with an electricity supply in place. There is a log shed store within the carport and a further smaller one in the back garden. Next to this is a 16ft storage unit, again made from timber to fit seamlessly alongside the rest of the property.
High walls protect a hacienda style patio with a central water feature and a decked area to one end and a pergola to offer shade in the warmer months. The rear garden stretches over 100ft of lush lawns and has views up to Sand Point from the stone and paved patio closer to the house which continues around the one side to offer further parking or garden space and would make an ideal spot for a vegetable patch or greenhouse. The garden is a haven for bird spotting. Various birds frequent the garden daily including woodpeckers as well as pheasants and partridge can also be occasionally spotted. The terraced area has been conveniently set up with water supply for a hot tub to be installed.
Alongside the underfloor heating, the property benefits hugely from its solar panels and the feed-in tariff generates approximately £2,500 per annum, making this a very efficient home.
The property is approached via a private lane off Beach Road, which serves a handful of properties in this location and with nearby with Kewstoke and Sand Bay offering a selection of pubs, restaurants and cafes locally. There is easy access into Weston-super-Mare and amenities include the indoor Sovereign Shopping Centre, doctors, dentists, museum, library, cinema, theatre as well as Weston sea front, promenade and Grand Pier. There are state schools in Kewstoke, Worle and Weston-super-Mare, and for independent education, Sidcot is an excellent private school just 4 miles away in Winscombe, while Bristol, Taunton, Glastonbury and Street also offer a wide variety of schools. The M5 is within easy reach as is the mainline railway at Weston. Bristol Airport is an easy drive to the north with its scheduled and low cost flights, both national and international. The countryside is well known for its beauty and offers a variety of community pursuits within a short drive.
