Our documentation is continually reviewed by our company lawyers to ensure that we comply with the ever-changing legislation.
Any rental contract requests which are out of the ordinary can be reviewed, usually free of charge, by our company lawyers.
We know the local area inside out, know how to attract the right tenants to your property, and provide a full credit checking and tenancy deposit service. We can also help you with removals and storage, energy performance certificates, safety certificates, inventories, maintenance, utilities, insurance (including rental guarantee insurance), income reports for tax returns and all the paperwork associated with letting a property.
In any property market, renting out your home can often be a financially viable option if you really have to move. That’s where our sell-let scheme comes into its own. As long as your tenants know the score from day one, it’s possible to have your house on the market for sale whilst your tenants cover the cost of your mortgage.
That way you can move to your new home without the worry of leaving your old one empty.
Landlord fees
All fees are subject to VAT at the prevailing rate unless specified.
Property Management Service:
Set up Charge of £150 plus VAT (£180 incl VAT)
This charge will include referencing fees for your potential tenants
Standard Management Fee: 12% of monthly rent plus VAT (14.4% incl VAT)
Tenancy Deposit Protection: Included
Inventories: 10% of one month’s rent, plus VAT (12% incl VAT)
Inventory and check out costs will be applicable for each tenancy; this includes updating the inventory if required. The cost for the inventory is taken at the start of the tenancy and the cost for the check-out is taken once notice is served towards the end of tenancy, and these charges are the Landlord’s responsibility.
Energy Performance Certificate (if not already supplied): £100 plus VAT (£120 incl VAT)
Legionella Risk Assessment Report: £90 plus VAT (£108 incl VAT)
Gas Safety Certificate: £69 plus VAT (£82.80 incl VAT)
Electrical Installation Report: The price for this will vary depending on the property, normally £145.83 plus VAT (£175 incl VAT)
Let Only Service
Let Only Fee: 55% of one month’s rent plus VAT (66% incl VAT)
Inventories: 10% of one month’s rent, plus VAT (12% incl VAT)
